Homeowners and homebuyers in Yorba Linda, Anaheim Hills, and Chino Hills may finally have more options for home insurance.
For the past several years, many insurance companies have restricted new policies in hillside and brush-exposed communities. Some homeowners received nonrenewal notices, while others were forced to purchase a California FAIR Plan and Difference in Conditions (DIC) policy combination.
The good news is that insurance availability is beginning to improve. We now have access to additional markets that may insure qualifying homes in these communities.
Home Insurance Options Are Improving
Every property is different, but qualifying homeowners may now have access to:
- Standard admitted home insurance
- California FAIR Plan plus DIC coverage
- Specialty and non-admitted insurance markets
- High-value home insurance
- Landlord and rental-property insurance
- Condo and townhome insurance
- Home and auto bundle discounts
Approval is not guaranteed. Eligibility depends on the home’s exact location, wildfire exposure, roof condition, claims history, occupancy, rebuilding cost, maintenance, and other underwriting requirements.
Home Insurance in Yorba Linda
Many Yorba Linda properties are located near hillsides, open land, or brush areas. These conditions previously caused some insurance companies to decline new policies or restrict coverage.
We can review your property address and determine whether a standard insurance company is available. If the home does not qualify for a standard policy, we can also explore a FAIR Plan plus DIC policy or a specialty-market alternative.
Home Insurance in Anaheim Hills
Anaheim Hills homeowners have also experienced limited insurance choices because of wildfire scoring and proximity to brush areas.
New insurance options may now be available for certain homes. Coverage may include the dwelling, personal property, loss of use, personal liability, water damage, extended replacement cost, and other important protections—subject to the policy’s terms, limits, deductibles, and exclusions.
If you are purchasing a home, we can also work with your lender and escrow company to help prevent insurance-related closing delays.
Home Insurance in Chino Hills
Parts of Chino Hills have historically been difficult to insure because of hillside terrain and wildfire exposure. However, qualifying properties may now have additional options beyond the California FAIR Plan.
We can review standard home insurance, specialty coverage, and FAIR Plan combinations to identify the most cost-effective way to properly protect your home.
Do You Still Need the California FAIR Plan?
Some properties may still require the California FAIR Plan because of their wildfire exposure or underwriting characteristics.
The FAIR Plan generally provides limited coverage for fire and certain related perils. It does not provide all the protection normally included in a comprehensive homeowners policy. That is why it is commonly paired with a Difference in Conditions policy, which may provide coverage for liability, theft, water damage, loss of use, and other exposures—subject to policy terms and exclusions.
Our goal is to compare all available options before recommending the FAIR Plan.
Already Insured? It May Still Be Worth Comparing
Even if you currently have home insurance, a new comparison may help you:
- Find a more competitive premium
- Replace a FAIR Plan and DIC combination with one policy
- Increase liability or replacement-cost protection
- Add water-backup or service-line coverage
- Bundle your home and auto insurance
- Avoid unnecessary broker fees
Do not cancel your current policy until your replacement coverage has been approved and confirmed.
