If you own a condo in California, you’ve probably heard the term “walls-in coverage” when shopping for condo insurance. But what does it actually mean?
Understanding walls-in coverage is one of the most important parts of buying the right HO-6 condo insurance policy.
What Is Walls-In Coverage?
“Walls-in coverage” refers to the portion of your condo insurance policy that protects the interior parts of your unit that you own and are responsible for repairing or replacing after a covered loss.
This coverage is typically known as Coverage A – Building Property on an HO-6 condo policy.
Depending on your HOA master policy, walls-in coverage may protect:
- Drywall
- Interior paint
- Flooring
- Cabinets
- Countertops
- Built-in appliances
- Bathroom fixtures
- Interior doors
- Crown molding
- Custom upgrades and improvements
Think of it this way:
The HOA usually insures the building. You insure everything from the paint inward.
Why Is Walls-In Coverage Important?
Many condo owners mistakenly believe the HOA’s insurance covers everything.
Unfortunately, that’s often not true.
If a fire, water leak, or other covered loss damages your unit, your HOA may only repair the common structure, while you could be responsible for rebuilding the interior of your condo.
Without enough walls-in coverage, you may have to pay thousands—or even tens of thousands—of dollars out of pocket.
What Does the HOA Insurance Cover?
Every HOA is different, but most master policies fall into one of three categories:
Bare Walls Coverage
The HOA covers only:
- Exterior structure
- Roof
- Common areas
The unit owner is responsible for nearly everything inside.
Single Entity Coverage
The HOA covers:
- Original construction
- Basic fixtures
The owner may be responsible for upgrades and improvements.
All-In Coverage
The HOA covers:
- Original fixtures
- Some built-in features
However, upgrades, renovations, and personal property are often still the owner’s responsibility.
Always review your HOA master policy to determine exactly what is covered.
How Much Walls-In Coverage Do I Need?
This is one of the most common questions condo owners ask.
The answer depends on:
- Size of your condo
- HOA master policy
- Interior upgrades
- Construction costs in your area
Typical Examples
| Condo Type | Possible Walls-In Coverage |
|---|---|
| Small Condo | $25,000–$50,000 |
| Average Condo | $50,000–$100,000 |
| Upgraded Condo | $100,000+ |
In many Orange County communities, we often recommend reviewing whether $100,000 of Coverage A is appropriate because rebuilding kitchens, bathrooms, flooring, cabinets, and interior finishes can be surprisingly expensive.
Why Do Some Mortgage Companies Require Higher Limits?
Some lenders require condo owners to carry substantial walls-in coverage.
The reason is simple:
If there is a major loss, the lender wants assurance that the interior of the unit can be restored and that the property’s value is protected.
Many lenders will accept the HOA master policy plus your HO-6 policy as long as there is adequate Coverage A.
Real-Life Example
Let’s say a kitchen fire causes:
- Smoke damage
- Damaged cabinets
- Destroyed countertops
- Damaged flooring
- Drywall repairs
Repair costs could easily exceed $50,000–$100,000 depending on the finishes in your condo.
Without sufficient walls-in coverage, you could be responsible for the difference.
Don’t Forget Personal Property Coverage
Walls-in coverage protects the structure and built-in components of your unit.
Your personal belongings are covered separately under Coverage C – Personal Property, including:
- Furniture
- Clothing
- Electronics
- Appliances not built into the structure
Both coverages are important.
The Bottom Line
“Walls-in coverage” is one of the most important parts of a condo insurance policy.
It helps protect the interior portions of your unit that may not be covered by the HOA’s insurance.
Before purchasing condo insurance:
✅ Review your HOA master policy
✅ Verify your lender’s requirements
✅ Determine how much it would cost to rebuild your interior
✅ Make sure your Coverage A limit is adequate
A few extra dollars in premium can make a huge difference after a major claim.
