2. California FAIR Plan
If traditional insurance isn’t available because of wildfire or brush exposure, the California FAIR Plan may provide another option.
The FAIR Plan is California’s insurance safety net for property owners who have difficulty obtaining coverage through the regular insurance market.
However, there is an extremely important distinction:
The FAIR Plan should not automatically be considered equivalent to a traditional homeowners policy.
The California Department of Insurance explains that the FAIR Plan’s basic coverage does not include many protections normally associated with comprehensive homeowners insurance, including theft and liability.
Current FAIR Plan residential coverage limits can reach $3 million, subject to eligibility and applicable limits.
3. FAIR Plan + DIC/Companion Policy
For many Santa Clarita homeowners who must use the FAIR Plan, we may recommend combining it with a Difference in Conditions (DIC), companion or wrap-around policy.
Think of it as two policies working together:
California FAIR Plan
Provides the primary fire coverage and certain additional covered perils depending on the options selected.
DIC / Companion Policy
Can provide important additional protections that aren’t included in the basic FAIR Plan policy, potentially including water damage, theft and personal liability.
The California Department of Insurance specifically explains that consumers may want a DIC policy to fill coverage gaps in a FAIR Plan policy.
The Department also maintains a list of insurers offering DIC products designed to complement FAIR Plan coverage.
What If My Insurance Company Non-Renews My Santa Clarita Home?

Depending on the insurance program, insurers may also consider features such as newer roofs, enclosed eaves, ember-resistant vents, vegetation clearance and other wildfire-mitigation improvements.
The California Department of Insurance also notes that qualifying FAIR Plan residential policyholders can receive Safer from Wildfires discounts on the wildfire portion of their premium for qualifying property-hardening measures.
Is the California Home Insurance Market Getting Better?
There are signs of increased carrier participation, although individual homes can still be difficult to insure.
In July 2026, the California Department of Insurance reported additional insurer commitments to remain in or expand within California, including several major homeowners insurance groups and specialty insurers.
That doesn’t mean every carrier will accept every Santa Clarita property. Wildfire exposure, property characteristics, claims history and individual underwriting requirements still matter.
