Homeowners and homebuyers throughout San Diego County may finally have more home insurance options.
During the past several years, many California insurance companies restricted new policies, tightened their underwriting requirements or stopped accepting homes in certain communities. These changes left many San Diego County residents facing nonrenewals, rising premiums and limited coverage options.
The good news is that insurance availability is beginning to improve. We now have access to additional markets that may insure qualifying homes throughout San Diego County.
New Home Insurance Options in San Diego County
Depending on the property, location and insurance history, available options may include:
- Standard admitted home insurance
- California FAIR Plan plus DIC coverage
- Specialty and non-admitted insurance markets
- High-value home insurance
- Condo and townhome insurance
- Landlord and rental-property insurance
- Vacation-home and secondary-home insurance
- Home and auto bundle discounts
Every property must be reviewed individually. Eligibility may depend on wildfire exposure, roof condition, claims history, occupancy, rebuilding cost, property maintenance and other underwriting requirements.

Insurance availability varies by exact address, so two homes in the same ZIP code may qualify for different companies or coverage options.
Home Insurance for Coastal San Diego Communities
Properties near the coast may face underwriting concerns related to wind exposure, rebuilding costs, home age and corrosion from coastal conditions.
We can review standard and specialty insurance options for homes, condominiums, townhomes and rental properties in communities such as San Diego, Coronado, Carlsbad, Encinitas and Oceanside.
Home Insurance for Hillside and Brush Areas
Homes near canyons, hillsides, open land or brush may receive higher wildfire-risk scores. These properties can be more difficult to insure, especially in areas such as Poway, Ramona, Alpine, Fallbrook, Lakeside and parts of Escondido.
A high wildfire-risk score does not automatically mean that the California FAIR Plan is your only option. We can review standard carriers and specialty markets before considering a FAIR Plan combination.
Do You Still Need the California FAIR Plan?
Some San Diego County properties may still require the California FAIR Plan because of wildfire exposure or other underwriting concerns.
The FAIR Plan generally provides limited coverage for fire and certain related perils. It does not provide all the protection normally included in a comprehensive homeowners policy.
For this reason, a FAIR Plan policy is commonly paired with a Difference in Conditions policy, which may provide coverage for:
- Personal liability
- Theft
- Water damage
- Loss of use
- Personal property
- Additional perils excluded by the FAIR Plan
Coverage remains subject to each policy’s terms, conditions, limits, deductibles and exclusions.
Our goal is to compare every reasonable option before recommending the FAIR Plan.
Coverage for Condos and Townhomes
San Diego County includes many condominiums, attached townhomes and detached condominium communities. The correct insurance policy depends on the homeowners association’s master policy and the portion of the building the unit owner is responsible for insuring.
A properly designed condo policy may include:
- Interior building coverage
- Personal property
- Additional living expenses
- Personal liability
- Loss-assessment coverage
- Water-backup coverage
- Improvements and betterments
- Coverage for the HOA master-policy deductible
We can review your HOA insurance documents to help determine the appropriate coverage.

Already Have Insurance? Compare Before You Renew
Even if your current home insurance is renewing, it may still be worth comparing your options. A review could help you:
- Find a more competitive premium
- Replace two policies with one comprehensive policy

- Improve dwelling and replacement-cost coverage
- Add water-backup or service-line coverage
- Bundle your home and auto insurance
- Avoid unnecessary broker fees
Never cancel your current policy until the replacement coverage has been approved and confirmed.
