“Do I need extra insurance on my ADU?”
The answer is:
Maybe.
It depends on how the ADU is built, who occupies it, whether it’s attached or detached, and whether it’s being rented.
Many homeowners spend $150,000 to $500,000 building an Accessory Dwelling Unit (ADU) but never update their insurance policy.

What Is an ADU?
An ADU (Accessory Dwelling Unit) is a secondary living unit located on the same property as the primary residence.

Why Your Current Home Insurance May Not Be Enough
Many homeowners assume:
“My house is already insured, so my ADU must be covered too.”
Not necessarily.
Insurance companies want to know:
- Is the ADU attached or detached?
- Was it permitted?
- Is it rented?
- Is it occupied by family?
- Is it Airbnb?
- Does it have a separate address?
- Does it generate rental income?
The answers to these questions can dramatically impact coverage.
Situation #1: Detached ADU
A detached ADU is a separate structure from the main house.
Examples:
- Backyard cottage
- Detached guest house
- Detached garage conversion
- Casita
Many homeowners assume Coverage B (Other Structures) automatically provides enough protection.
Sometimes it does.
Sometimes it doesn’t.
The insurance company may need to:
- Increase Coverage B
- Recalculate replacement cost
- Specifically schedule the ADU
- Update underwriting records
Bottom Line:
A detached ADU should always be reported to your insurance company.
Situation #2: Attached ADU
An attached ADU shares a wall or roofline with the main residence.

- Home addition
- Attached in-law suite
- Attached guest quarters
In many cases the ADU becomes part of:
Coverage A – Dwelling
However, your dwelling coverage may need to be increased to reflect the additional square footage and reconstruction cost.
Situation #3: Family Occupied ADU
Many California homeowners build ADUs for:

- Grandparents
- Adult children
- Relatives
Family occupancy is often viewed differently than tenant occupancy.
However, your carrier still needs to know:
- Who occupies the unit
- Whether rent is collected
- Whether separate living quarters exist

If you collect rent from the ADU, your risk profile changes.
Insurance companies frequently ask:
Is the ADU tenant occupied?
Rental activity introduces:

Others have restrictions.
Situation #5: Airbnb or Short-Term Rental ADU

without informing their insurance company.
Short-term rental activity may require:
- Special endorsements

Do You Need Fair Rental Value Coverage?
If your ADU generates rental income:
Absolutely.
Fair Rental Value coverage may help reimburse lost rental income if a covered claim makes the ADU uninhabitable.
Without it, you could lose months of rental income after a fire or major loss.
